Many are looking at central Tokyo condos, and some are interested in income-producing buildings. I can walk them through the process from search to closing My core strength is investment condos and mid-size income properties in Tokyo. I can also discuss entire buildings, but if you are targeting larger commercial assets, I’ll tell you clearly what I can handle directly and where I may involve other specialists I recently helped a non-resident buyer acquire a condo in Minato Ward for rental income, and another client compare a few opportunities in Shibuya and Meguro based on yield and long-term demand. For stable rental demand, I often look at central wards with strong transport access. But I don’t recommend areas only because they are famous. I compare entry price, tenant profile, vacancy risk, and resale liquidity I never look at gross yield alone. I compare net return, building condition, future repair risk, tenant demand, and how easy the property may be to resell in the future. Foreign investors should pay attention not only to yield but also to building management quality, repair costs, tax handling, financing limitations for non-residents, and the exit strategy. I guide clients through the property search and transaction process, and for tax, legal, and banking matters, I coordinate with the appropriate professionals. I can explain the process clearly in English and help connect the right experts. I can help clients think through post-purchase support. Depending on the property, I can assist directly or introduce trusted property management partners for leasing, tenant communication, and ongoing management. I’m comfortable discussing larger income-producing assets, but I always want to match the size and complexity of the deal with the right level of support. For more complex commercial transactions, I would be transparent about the process and any additional specialists needed. I think the value I offer is not just language support, but helping foreign buyers understand the Tokyo market from an investor’s point of view.
